Review CMA and "Agency" regulations with Client Advisor.
Mutually agree upon an initial asking price and any repairs or improvements that you elect to do prior to the initial listing date.
Mutually agree upon other terms and provisions that are on the listing agreement that you will need to sign.
For example:
Length of Listing Agreement & Amount of Professional Fee
Detailed Marketing Plan
Communications Plan w/ Showing Instructions
Seller's Disclosure Report
List of any fixtures that you plan on taking with you
Other misc. items
Marking of Boundaries
It is always best to make sure all survey markers are flagged prior to listing.
In the event boundaries are not marked or some uncertainty exists, we recommend that the Seller guesstimate boundaries with your Advisor making a note in the listing package that the markers were guesstimated by Sellers.
Site Assessment Study
If your property is waterfront or falls within 300FT of the water, you'll most likely need to hire a licensed engineer to complete a Site Assessment Report prior to entertaining any offers.
