Sellers typically shop for the right Realtor to oversee the sale of their home and to protect their best interest. We recommend that buyers do the same.

It's clearly in your best interest to interview and carefully select the right individual to represent you prior to setting up your first appointment to view any property of interest.

Unfortunately, many prospective buyers still begin their search by contacting the listing firm after having seen a specific property on the internet, a real estate ad or a yard sign. Although you may well be offered a limited form of representation known as Disclosed Dual Agency from whomever happens to answer your phone call, your biggest concern should be finding a home that you love and not being saddled with an agent who's skill level in Buyer Representation is far from impressive.

While you may get lucky and happen upon an agent that is likeable, possesses great expertise and is high in integrity, it doesn't usually work that way. In fact, the number 1 reason imparted by those unlucky shoppers who have experienced a difficult or unpleasant purchase transaction is an unsatisfactory real estate agent.

OUR RECOMMENDED APPROACH FOR SUCCESSFUL BUYING

Prior to even beginning your home search, do a Realtor search. Interview and carefully select that individual or team who will have only your best interest in mind.

HERE'S HOW

First, find and hire a trusted guide to assist and advise you before viewing the first property. Remember, both experience and a track record of success are important, but by themselves are not always the best prerequisites for selecting the right guide.

  1. Look for someone who has demonstrated an ability to listen and understand your preferences and work with you, the way you want to be worked with.
  2. Look for someone who'll pay obsessive attention to detail and proactively stay one step ahead of potential problems that frequently arise throughout the home purchase process.
  3. Look for “Chemistry”, someone that may actually bring some fun to the process.
  4. Look for someone who is really tuned into the local market - one who will alert you to an upcoming listing before it even hits the market - one who is capable of negotiating on your behalf and one who will save you time and aggravation by focusing only on appropriate homes.
  5. Most importantly find someone you can TRUST! You need to know that your guide is committed not only to helping you successfully buy a suitable home, but “to assist you in the selection and purchase of the right home.”

A home that you'll end up loving.
A home that will be a solid financial investment.
A home that will not be difficult to resell.
A home that you'll always associate with an advisor who would not allow you to settle for less.
